The first master bedroom has a king bed and a day bed (Two twin mattresses), its own bathroom and sliding doors out to the pool deck which has 180 degree ocean views. The second master bedroom also has a king bed, small futon bed and its own bathroom. The third bedroom has a queen bed and a day bed with two twin beds. The fourth bedroom is very small and (maid's quarters) has twin bunk beds and its own bathroom and shower. There are also four small cots available that would be most suitable for kids. Comforters, sheets and pillows are provided for all guests. SLEEPING CAPACITY: 12 PEOPLE. The kitchen has custom granite counter tops and cabinets along with Viking appliances and all the cookware you would ever need for preparing your favorite meals. Adjacent to the kitchen is a washing machine and dryer for your convenience and a barbecue grill is located just outside the living room area. The living room has ocean views a plush leather reclining couch and dining area that accommodates eight people. On the home entertainment front this house has it all! Flat screen TV's in the living room and every bedroom. High speed internet access, Netflix, and a Bluetooth enabled audio system. We have an English speaking property manager that lives in our community to assist you should some unexpected issues arise with the property. We suggest that you make your decision about renting the property only on the merits of the property details outlined in the listing. YOU ARE RESPONSIBLE FOR ALL ACTIONS OF OTHER GUESTS IN YOUR GROUP AND ARE RESPONSIBLE FOR PROVIDING NOTICE OF THE HOUSE RULES AND POLICIES TO THEM. THERE IS A ZERO TOLERANCE POLICY FOR EXCESSIVE NOISE. NO MUSIC IS PERMITTED OUTSIDE AT ANY TIME. QUIET HOURS ARE FROM 10PM-9AM. VIOLATION OF THIS RULE WILL BE DETERMINED AT THE SOLE DISCRECTION OF THE HOST AND THE SECURITY GUARDS AT THE COMMUNITY AND WILL BE GROUNDS FOR IMMEDIATE TERMINATION OF PROPERTY RENTAL AND YOU WILL FORFEIT ALL RENTAL FEES AND SECURITY DEPOSIT HELD BY AIRBNB. PARTIES OR LARGE GATHERINGS OF PEOPLE ARE STRICTLTY PROHIBITED ON THE PROPERTY. YOU MUST HAVE PRIOR WRITTEN APPROVAL BY THE HOST IN ORDER TO HAVE VISITORS TO THE PROPERTY. YOU AND YOUR GUESTS WILL BE COUNTED BY THE SECURITY GUARD WHEN YOU ARRIVE INTO THE COMMUNITY. PETS MAY BE ALLOWED WITH PRIOR APPROVAL. THERE IS A $200 NON REFUNDABLE FEE. NO GUESTS ARE ALLOWED TO SLEEPING OUTSIDE OVERNIGHT ON THE PROPERTY. THIS IS A VIOLATION OF HOMEOWNER RULES AND IS NOT ALLOWED. TENTS ARE NOT PERMITTED ON THE PROPERTY AT ANY TIME. VIOLATION OF THIS RULE WILL RESULT IN A $200 DEDUCTION YOU’RE YOUR SECURITY DEPOSIT. THERE SHALL BE NO SMOKING OR USE OF ELECTRONIC CIGARETTES OR VAPORIZERS INSIDE THE PREMISES. SMOKING IS PERMITTED OUTSIDE THE HOME. ALL CIGARETTE BUTTS MUST BE PICKED UP AND DISPOSED OF PRIOR TO DEPARTURE. ANY EVIDENCE OF SMOKING IN THE HOUSE WILL RESULT IN A $200 DEDUCTION OF GUESTS SECURITY DEPOSIT. YOU AGREE NOT TO ACCESS THE “OWNER’S CLOSET”, EVEN IF UNLOCKED, WHICH CONTAINS CLEANING SUPPLIES AND CHEMICALS THAT COULD BE HAZARDOUS TO CHILDREN AND ADULTS. THE OWNER’S CLOSET IS ADJACENT TO THE KITCHEN AREA. VIOLATING THIS RULE WILL RESULT IN A FORFEITURE ALL SECURITY DEPOSIT FUNDS HELD BY AIRBNB OR THE HOST. YOU UNDERSTAND THAT VIDEO SURVEILLANCE CAMERAS ARE INSTALLED TO MONITOR THE OUTSIDE AREAS OF THE PROPERTY. TAMPERING OR UNPLUGGING THE CAMERA THAT FACES THE FRONT OF THE PROPERTY AT ANY TIME WILL RESULT IN A $100 DEDUCTION OF FROM YOU SECURITY DEPOSIT. FAILURE TO LEAVE THE CAMERA THAT FACES THE REAR OF THE PROPERTY PLUGGED IN UPON YOUR DEPARTURE WILL RESULT IN A $100 DEDUCTION FROM YOUR SECURITY DEPOSIT. YOU CAN CHECK IN ANY TIME AFTER 4 PM ON THE DAY OF THEIR ARRIVAL. CHECK OUT IS AT 10 AM ON THE DAY OF DEPARTURE. GUESTS WILL NOT DISPOSE OF ANY TRASH ON SURROUNDING PROPERTIES AND WILL NOT LEAVE ANY TRASH IN ANY OF THE COMMON AREAS OF MISION VIEJO. FAILURE TO COMPLY WILL RESULT IN A $200 DEDUCTION FROM GUESTS SECURITY DEPOSIT. YOU WILL NOT BLOCK ANY DRIVEWAY IN WITHIN MISION VIEJO. GUESTS WILL NOT PARK THEIR VEHICLES ON ANY CURB OR SIDEWALK WITH MISION VIEJO. FAILURE TO COMPLY WILL RESULT IN A $200 DEDUCTION FROM GUESTS SECURITY DEPOSIT. CHECKING OUT. PLEASE MAKE SURE THE FOLLOWING TASKS HAVE BEEN COMPLETED PRIOR TO YOUR DEPARTURE: - LOCK ALL DOORS AND WINDOWS. - CHECK THE PROPANE GAUGE TO ESTIMATE THE AMOUNT OF PROPANE THAT WAS USED AND LEAVE THE MONEY THAT IS OWED WITH THE PROPERTY MANAGER OR IN THE CABINET TO THE RIGHT OF THE THE REFRIDGERATOR IN THE KITCHEN. - TURN OFF ALL LIGHTS, TELEVISIONS OR ANY OTHER ELECTRONIC DEVICES EXCEPT THE COMPUTER. - RETURN ALL PATIO FURNITURE TO THE PLACES THEY WERE WHEN YOU ARRIVED. - MAKE SURE THAT POOL AND SPA LIGHTS HAVE BEEN TURNED OFF. DO NOT TURN THE SPA OFF. - COVER THE SPA. - DO NOT MAKE BEDS IF THEY HAVE BEEN USED. LEAVE ALL USED COMFORTERS “OUT” IF USED.

NO REFUNDS OR EXCEPTIONS WILL BE MADE RELATING TO THE PUBLISHED CANCELLATION POLICY, THEREFORE IT MAY BE PRUDENT TO PURCHASE TRAVEL INSURANCE. HOT TUB AND POOL USE Out of respect for our neighbors , guests are prohibited from using the pool or hot tub during quiet hours which are between 10pm-9am. PROPANE IMPORTANT: IT IS YOUR RESPONSIBILITY TO MONITOR THE LEVEL OF THE PROPANE REGULARLY DURING YOUR STAY. The large white tank is located in the car port area. Propane is an additional expense which is not included as part of the rental fee. Heating the pool will cost approximately $20-$35 a day during the summer months but will cost significantly more during the winter months depending on the air temperature. The cost is $5 for every 1% used. We STRONGLY SUGGEST you turn off the pool heater off before you go to bed for the evening. Please notify the property manager if the tank gets to 40% or less. In the event the tank empties you will no longer have hot water, the ability, to dry clothes or to heat the stove or oven. There will be no credits or deductions from your rental fee if this happens. If you are unsatisfied with the water temperature after heating the pool for a period of time and decide to abandon the process before achieving the desired temperature you are STILL responsible for the cost of the propane. Therefore, we recommend closely monitoring the propane level and water temperature during the first couple of hours of the heating process. There is no propane cost for using the above ground spa. It is heated with electricity. IF YOU PLAN ON HEATING THE POOL YOU MUST PAY A $300 REFUNDABLE PROPANE SECURITY DEPOSIT (LESS COST OF PROPANE USED) TO THE OWNER PRIOR TO YOUR ARRIVAL. IF YOU DO NOT PROVIDE THIS DEPOSIT YOU WILL NOT RECEIVE POOL HEATING INSTRUCTIONS. YOU CANNOT APPLY YOUR AIRBNB SECURITY DEPOSIT TOWARDS THE USE OF PROPANE. REQUESTS TO PRE-HEAT THE POOL PRIOR TO CHECK IN WILL BE DENIED. EXTRA GUEST FEE Up to 6 guests are included in the published rate. If you party is more than 6 guest, Airbnb will calculate and include the additional fees in the pricing. There is a $40 per person/per day fee for any guest above 6 guest with a maximum of 12 guests. If you failed to enter the c.orrect number of guest during reservation process you will be required to pay the additional per guest fee prior to check in otherwise you will not be allowed entrance in to the community You and your guests will be counted by the security guard when you arrive into the community. If you arrive with additional guests that have not been approved in advance they will not be allowed into the community. Only guests that are staying at the property will be allowed into the community. PARKING-You must park your vehicles in the car port area. Not on the street. If you have more than two vehicles the other two vehicles must be parked across the street in the guest "green" guest parking area. YOUR RESERVATION INCLUDES PARKING FOR 3 VEHICLES. THERE IS A $25 PER VEHICLE CHARGE FOR ADDITIONAL VEHICLES TO ACCESS THE COMMUNITY. NO BEACH OR POOL TOWELS ARE PROVIDED AT THE PROPERTY. OTHER POLICIES - There is a ZERO TOLERANCE policy for excessive noise. or use of fireworks. You will required to sign a document outlining the noise and firework prohibition during your stay. There will be a $500 fine for each reported violation and you may be evicted from the property without a refunds or credit. Quiet Hours are from 9pm-10am. LOUD MUSIC IS NOT PERMITTED OUTSIDE AT ANY TIME DURING YOUR STAY. EARLY CHECK IN / LATE CHECK OUT There is a $50 per hour fee for guests who check-in before 4pm or check-out after 10am.

Guest Access
Guest will have access to all the amenities offered on the property with the exception of items located in the "owners closet" which is located in the second master bedroom. Unauthorized access of the "owners closet" in the middle bedroom will result in a complete forfeiture of your security deposit and you will be responsible for any additional cost for items that were removed.
